 20 Days to Home Ownership

 “We’ve been looking for a year for a home, and we can’t even qualify for a mortgage!”  That was the story I heard from Jeff and Donna when we first met.  Can anything be as frustrating as living in tiny poorly insulated home in Truckee, spending money like water trying to stay warm, and your lender not even returning your phone calls?  Not acceptable in my book.  The kind of problem I specialize in solving.

Not only did we find a house to make an offer on that day, but I got them loan approval over the phone on a Sunday afternoon!  And even though that house did not work out, we found a second, even better home next week.  Nearly brand new, in a terrific location in Spanish Springs, with schools, play areas, and all the conveniences close by, ready to just move in and enjoy. 

It was only 20 days from the time that Jeff and Donna first saw their new home to the day they became homeowners.  Now, that’s acceptable in my book.

 “She needs to sell to fund her nursing care.”  That’s what Larry told me in our first conversation, when he was dealing with his aunt’s situation from literally hundreds of miles away in California.  When I met with Mary, I was very concerned about her situation.  She had lived in her condominium since it was first built, and it was a two story home.  She was so incapacitated it was impossible for her to get up the stairs, and in fact, could no longer live on her own.  Money was also an issue, as she was on a fixed income, and there were no reserves to draw upon in order to fix up the home and make it more appealing to buyers.  While the home was being vacated and made as presentable as possible, the market got even softer.  Mary needed every dime she could get to pay for her care, and like many sellers in early autumn, had no idea that the market could go from red hot to cold nearly overnight, so pricing concessions were not an early option.  I did receive a couple of offers on the property, but they were dismally below asking price, and from not terribly qualified buyers. 

After nearly 2 1/2 months on the market, Mary realized that she needed to reassess the situation.  I sat down with her and explained that in my professional opinion, the home needed to be at least painted in order to sell, and that it would be best to offer the buyer a carpet incentive since the carpet was an unusual color and worn.  Plus, even though her condo had some advantages in the way of upgrades, the market was declining, and it would be best to drop the price slightly in order to attract a well qualified buyer.  She was ready to agree to these conditions, and I promptly called every agent who had shown the property in the last 30 days to let them know the new status.

The results?  I received multiple offers on the home within 48 hours on the new terms, and Mary was able to sell her home in 3 weeks to a nearly cash buyer for over the asking price and very nearly for what she had originally wanted for the property.  Now she’s living in an assisted care facility in town, and has everything she needs to provide for herself.

 “I have no place to live!!!  And no time to find one!!!”  That’s what Bonny told me in our first conversation, when she was looking for a cheap place to rent with her dogs since her home in Fernley sold in days instead of the months she had thought it would take.  It wasn’t as though she hadn’t already pounded the pavement looking for a house either– she had tried 2 other agents in town in her quest for a place to live, and now in total desperation was looking for a rental.  The clock was ticking fast, and with two jobs plus college, she was in a real bind.
