Days to Home Ownership

That was the story I heard from Jeff and

lender not even returning your phone calls?

That’s what Larry told me in our first
conversation, when he was dealing with his
aunt’s situation from literally hundreds of
miles away in California. When I met with
Mary, I was very concerned about her
situation. She had lived in her condominium
since it was first built, and it was a two
story home. She was so incapacitated it was
impossible for her to get up the stairs, and
in fact, could no longer live on her own.
Money was also an issue, as she was on a
fixed income, and there were no reserves to
draw upon in order to fix up the home and

home was being vacated and made as

sellers in early autumn, had no idea that
the market could go from red hot to cold

were not an early option. I did receive a

were dismally below asking price, and from
not terribly qualified buyers.
After nearly 2 1/2 months on the market,
Mary realized that she needed to reassess
the situation. I sat down with her and
explained that in my professional opinion,
the home needed to be at least painted in
order to sell, and that it would be best to
offer the buyer a carpet incentive since the
carpet was an unusual color and worn. Plus,
even though her condo had some advantages in
the way of upgrades, the market was
declining, and it would be best to drop the
price slightly in order to attract a well
qualified buyer. She was ready to agree to
these conditions, and I promptly called
every agent who had shown the property in
the last 30 days to let them know the new
status.
The results? I received multiple offers on
the home within 48 hours on the new terms,
and Mary was able to sell her home in 3
weeks to a nearly cash buyer for over the
asking price and very nearly for what she
had originally wanted for the property. Now
she’s living in an assisted care facility in
town, and has everything she needs to
provide for herself.

That’s what Bonny told me in our first
conversation, when she was looking for a
cheap place to rent with her dogs since her
home in Fernley sold in days instead of the
months she had thought it would take. It
